Kayan

Kayan is the third phase of the coastal community of AlJurf Gardens, located between Dubai and Abu Dhabi. The new project by IMKAN offers an array of 2-storey 4 and 5-bedroom villas, with balconies and terraces. The size of the units range between 3,552 sq. ft and 5,575 and the land plots stand at 5,382 sq. ft–7,545 sq. ft Each villa will have a private swimming pool in the courtyard, and residences with 4 bedrooms will have covered parking for 2 cars, whilst 5-bedroom properties will come with 3 parking spots.

There will be two types of villa designs available: Rawya and Rihal. The Rawya residences will feature a contemporary design dominated by straight lines and sharp angles, with an open floor plan layout. Natural stone will be used in the finishes throughout the Rawya residences. At the same time, the architecture of the Rihal residences will combine the Arabian tradition with modern features. The stone wall façades will be covered by a decorative mashrabiya.

Both types of villas will feature floor-to-ceiling windows and sliding glass doors, providing an abundance of natural light throughout the day. The units will include a maid’s bedroom with an en-suite bathroom, as well as a storage and a laundry room, whilst select layouts will have a multi-purpose room. The 5-bedroom villas will have 2 kitchens and the Rawya configuration will come with a designated room for a driver. All units will have built-in wardrobes in all bedrooms and built-in kitchen appliances.

As of Q1 2023, the starting price for a villa in the Kayan community is AED 4.1M (USD 1.1M). The estimated maintenance fee is AED 7 (USD 1.91) per sq. ft.

The villas in the Kayan development, which has a total area of 564,000+ sq. ft, is scheduled for completion in Q1 2025. AlJurf Gardens will provide its residents with maximum privacy and an excellent infrastructure. The envisioned community will feature an array of educational and medical facilities, shops and restaurants, beaches, recreational areas, as well as plenty of sports and entertainment venues.

The developer offers potential buyers and investors 4 options for payment plans in interest-free installments. They allow up to 70% of the property price to be paid upon 50% of the completion of construction within 2-3 years after the completion of the project. After the end of construction, villa owners will be entitled to a UAE Golden Visa which is valid for 10 years and applies to family members and domestic workers.
