Kayan is the third phase of the coastal community of AlJurf Gardens, located between Dubai and Abu Dhabi. There will be two types of villa designs available: Rawya and Rihal. The Rawya residences will feature a contemporary design dominated by straight lines and sharp angles, with an open floor plan layout. Natural stone will be used in the finishes throughout the Rawya residences. At the same time, the architecture of the Rihal residences will combine the Arabian tradition with modern features. The stone wall façades will be covered by a decorative mashrabiya.

Both types of villas will feature floor-to-ceiling windows and sliding glass doors, providing an abundance of natural light throughout the day. The units will include a maid’s bedroom with an en-suite bathroom, as well as a storage and a laundry room, whilst select layouts will have a multi-purpose room.
