Al Bustan Complex is a mixed-use complex located in Al Aman, Abu Dhabi. The project was developed by Al Hamid Group. The development consists of two residential buildings, as well as commercial real estate, including a retail area, a separate office building, and a Novotel hotel managed by Accor Group.
Properties in the two 15-storey towers include studios and one- to three-bedroom apartments. There are a total of 450 residential units that range in size from 850 sq. ft. to 1,830 sq. ft.
Residences were finished using a contemporary style and feature marble flooring and large panoramic windows that offer beautiful views of the surrounding community. The buildings are situated near Khalifa Park, one of the best public parks in Abu Dhabi where visitors have access to a barbecue area, cycling paths, a library, fountains, and ponds.
Studios and apartments have spacious living rooms, fully equipped kitchens, walk-in closets, and laundry rooms. Some units also have multiple bathrooms, staff accommodations, guest bathrooms, one or two balconies, and storage areas.
The complex provides a variety of on-site amenities, including high-speed elevators, a swimming pool, a gym, a spa, a sauna, a steam room, a barbecue area, five levels of parking, a children’s play area, and a landscaped garden.
As of Q1 2023, one-bedroom apartments have an average annual rental rate of AED 70,000 (USD 19,000).

Al Bustan Complex is located in Al Aman, which is situated near many of Abu Dhabi’s main tourist attractions, such as Sheikh Zayed Grand Mosque. Al Bateen Beach can be reached within walking distance and provides a wide rate of amenities to support a resort lifestyle.
Al Aman is a self-sufficient area that is developing quickly. Residents have access to all of the necessary facilities within walking distance of the complex. The area has several stores, cafes, restaurants, parks, recreation areas, medical centres, and educational institutions, among others.
As the area develops, the demand for real estate in the complex is expected to increase. Apartments can be purchased to subsequently rent out, which can generate a stable income. One-bedroom apartments have a return on investment rate of 6.2%, per annum.
For groceries and household goods, residents can shop at several nearby supermarkets. Circle K, Spinneys, Carrefour, and Rich & Fresh Supermarket can be reached within a five-minute walk of the buildings.
Mushrif Mall and Al Seef Village Mall are situated within a 10- to 15-minute walk of the complex and offer many famous brand-name stores and upscale restaurants.
Residents can take advantage of local nurseries, such as Bright Beginnings Nursery, Kids Academy, The Laurel Nursery, Clever Hands Nursery, and Educare Nursery, which are located within a 15-minute walk of the apartments.
There are several popular schools in Al Aman, including American International School, Lycee Louis Massignon, Emirates Private School, Sheikh Khalifa Bin Zayed Bangladesh School, and Al Manhal International Private School.
For medical care, residents can go to the British Neurology Psychiatry Centre, Al Taie Centre For Laparoscopic & Obesity Centre, and Mushrif Clinic, which can be reached within a 10-minute drive of the complex.
The nearest bus stop, Masjid Usman Bin Affan, is situated within a five-minute walk of the residences. The neighbouring communities of Embassies District, Capital Centre, Al Mushrif, and Zayed Sports City are located within a 15-minute drive.
Al Aman is connected to Abu Dhabi International Airport via two access roads: Sheikh Zayed Bin Sultan Street (E10) and Al Khaleej Al Arabi Street (E20), and the airport can be reached within a 20-minute drive.
